The first release of Sharjah's largest master community, covering Clusters 1 and 2 of six: 2,153 townhouses and villas out of a 10,702-home master plan. Three and four bedroom townhouses both price at approximately AED 850 per square foot, from AED 1,890,000. Four, five and six bedroom standalone villas run from AED 3,350,000 at AED 902 to AED 1,004 per sqft. Every home has a private lift, a private landscaped garden, double parking and an ensuite to every bedroom. Villas are three storeys with double-height living areas and dual rooftop terraces. The master plan carries its own infrastructure: a 1.7 million sqft central park with 32 activity zones, a 700,000 sqft community mall with cinema and supermarket, 600,000 sqft of further retail, a school for up to 1,000 students, a community hospital, a boutique five-star hotel with 120-plus keys, two Jumaa mosques and 12 clubhouses. A quarter of the site is green space, with more than 160,000 trees and plants across 1,600-plus species. Planned resident population is 49,000. Handover is 31 July 2029 on a 30 / 70 payment plan with no post-handover component. Service charges are confirmed at AED 4 per sqft per year, below the AED 6 to 8 charged at comparable Sharjah master communities. The EOI amount is confirmed with the developer at booking. Registrable ownership type is also confirmed per unit at booking: Sharjah sets title project by project, with a 100-year usufruct the default for non-GCC buyers and full freehold only where the Sharjah Executive Council has designated it.
